The Seller’s Guide to Dubai Property in 2026
How to price, prepare and sell your Dubai property, with the costs and paperwork explained.

Selling well is about preparation and pricing. The market in 2026 is more selective, so these steps make the biggest difference.
01. Start with the right price
Buyers compare. Price based on recent comparable sales and current listings, not on what you paid or hope for. A realistic price brings more viewings and a faster sale.
02. Prepare the property
- Clean, repair small problems and remove clutter.
- Gather your documents: title deed, passport and Emirates ID, and a mortgage statement if relevant.
- Arrange professional photos, and make sure the advertisement carries a valid Trakheesi permit.
03. Choose your agent
You sign a listing agreement with your agent before marketing starts. Check the scope, the commission and how long the agreement lasts.
04. Know your costs
- Agency commission: commonly around 2% plus VAT.
- Developer NOC: most developers charge a fee to issue a No Objection Certificate, and the amount varies widely by developer.
- Mortgage release: if you have a mortgage, expect a bank processing fee and a possible early settlement charge.
- Utilities: final bills and clearances.
The transfer fee is usually paid by the buyer, but trustee fees are often split by agreement, so confirm this in writing.
05. From offer to transfer
- Agree the price and sign the sale agreement. The buyer pays a deposit.
- Request the developer NOC, and the bank’s settlement letter if you have a mortgage.
- Attend the transfer at the trustee office, where the buyer’s payment is made and the title deed is re-issued.
Timing depends on the buyer. Cash sales can complete in a few weeks, while mortgaged sales take noticeably longer.
06. Taxes and your funds
The UAE does not levy income tax on individuals, but how a sale is taxed can depend on your own situation and on your home country's rules. Take tax advice, especially if you live abroad.
