How to Price Your Dubai Property in 2026
How to set an asking price that attracts serious buyers without leaving money on the table.

Price is the single biggest factor in how quickly a property sells. In a more selective 2026 market, pricing with evidence matters more than optimism.
01. Start with real sales
Look at recent completed sales of similar properties in the same building or community, not only asking prices. Compare size, floor, view, condition, furnishing and whether the unit is vacant or rented.
02. Check what is on the market now
Your property competes with current listings. If several similar units are priced below yours, buyers will see that straight away.
03. Get a professional valuation
A written market valuation from your agent shows how the price was reached. If the buyer will use a mortgage, remember that the bank will value the property independently, and a price well above that value can cause the sale to stall.
04. Set a price, not a hope
- A price slightly above the market invites negotiation.
- A price well above the market usually means fewer viewings and a longer wait.
- A sharp price at the start often brings the strongest interest in the first weeks.
05. Review after a few weeks
If you have viewings but no offers, the price or the presentation may need to change. If you have no viewings at all, the price is usually the reason.
