Preparing Your Home for Sale: A 2026 Checklist
The documents, repairs, photos and marketing steps that help a Dubai property sell faster.

Most buyers start their search online, so how your property looks and how complete your paperwork is both affect how fast it sells.
01. Gather your documents
- Title deed and a copy of your passport and Emirates ID.
- A service charge statement or clearance from the building.
- Mortgage details, if the property is mortgaged.
- The tenancy contract, if the property is rented.
02. Fix and clean
- Repair small problems such as marks, leaking taps and broken fittings.
- Deep clean the whole unit, including windows and balcony.
- Make sure air conditioning and appliances work.
03. Stage it simply
- Remove clutter and personal items.
- Keep colours neutral and let in as much daylight as possible.
- A few plants and fresh linen make rooms look larger and more welcoming.
04. Marketing that works
- Professional photography, and a floor plan where possible.
- A clear, honest description that highlights the view, layout and community.
- A valid Trakheesi permit number on every advertisement.
05. Make viewings easy
Offer flexible times and keep the property ready to show. If it is rented, agree the viewing arrangements with the tenant in writing.
Pricing matters just as much as presentation: read how to price your Dubai property, or return to the Seller's Guide.
