Golden Visa Through Dubai Property in 2026

What you need to qualify for a 10-year UAE Golden Visa by owning property, and how the process works.

Golden Visa Through Dubai Property in 2026

A property investment of AED 2 million or more can qualify you for a 10-year, renewable UAE Golden Visa, according to the Dubai Land Department and the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP).

01. The main requirements

  • You must own one or more properties worth AED 2 million or more in total, registered in your own name. The Dubai Land Department refers to the value at the time of purchase.
  • Off-plan units bought from an approved developer can count towards the amount.
  • You will need your passport, your title deed (or e-certificate of title) and a photo, and you must hold valid health insurance for yourself and your family.
  • The owner applies in person and must be inside the UAE at the time.

02. Mortgages

A mortgaged property can qualify if the loan is from an approved UAE bank and the bank issues a no-objection letter confirming the amount paid and the balance. Overseas financing is not accepted. Rules are updated from time to time, so confirm the current position before you buy with this goal in mind.

03. How the process works

  • Complete your purchase and receive your title deed, or your Oqood registration for an off-plan unit.
  • Apply through the Dubai Land Department's e-service or the official ICP channel, with your passport, title deed and photo.
  • Complete any medical test, biometrics and Emirates ID steps you are asked for, and arrange health insurance.

04. Your family

You can generally sponsor your spouse, children and parents, subject to the current rules and documents. Fees apply for each person.

05. Things to keep in mind

  • Buying a property does not guarantee approval, so make sure you meet each condition.
  • Some government pages still list other validity periods for real estate investors, so ask the issuing authority to confirm the term that applies to you.
  • Off-plan buyers should check what the authorities will accept before handover.
  • Fees, timing and requirements can change, so use official sources for the final steps.
