Off-Plan Property in Dubai 2026: How It Works
How buying from the developer works, how your money is protected, and the questions to ask before you pay a deposit.

Off-plan means buying a property directly from the developer before it is finished. It now accounts for most new sales in Dubai, which makes it important to understand how it works and where the risks sit.
01. Why buyers choose off-plan
- Lower entry prices: new projects often start below comparable ready homes in the same area.
- Payment plans: the price is spread over the construction period, sometimes with part of it payable after handover.
- Choice: you can pick a layout, floor and view before the best units are taken.
02. How your money is protected
Payments for a registered project go into a regulated escrow account and are released to the developer as construction milestones are met. Your purchase is registered with the Dubai Land Department on the Oqood system, which records your rights until the title deed is issued. Always ask for the project registration and escrow account details in writing.
03. Questions to ask before you commit
- What has this developer delivered before, and were those projects handed over on time?
- Is the project registered, and what is the escrow account?
- What is the full payment schedule, and what happens if a date is missed?
- What is the expected handover date, and what happens if it is delayed?
- What are the estimated service charges once the building is complete?
- How and when is the Dubai Land Department registration fee paid? For off-plan sales the buyer settles it through the developer, so ask for the exact amount and date.
04. Financing an off-plan purchase
Banks usually lend a smaller share of the price on off-plan units than on ready homes, and many only release funds close to completion. Check your options with a lender before you reserve a unit, and plan to fund the early instalments yourself.
05. The trade-offs
You do not receive keys until handover, completion dates can move, and a large amount of new supply is arriving in 2026 and 2027, which can affect rents and resale values in some areas. Compare individual projects and communities, not the market as a whole.
