Finding the Right Tenant and Writing a Solid Contract
How to market your property, screen applicants and set up a tenancy that protects both sides.

A good tenant and a clear contract prevent most landlord problems. Here is how to set both up properly.
01. Market the property well
- Clean, well-lit photos and an honest description.
- A valid Trakheesi permit number on every advertisement.
- Quick, organised viewings.
02. Screen applicants
- Ask for passport, visa, Emirates ID and proof of income.
- Consider references from a previous landlord or employer.
- Make sure the tenant understands the rent, the payment schedule and the rules of the building.
03. Agree the terms in writing
A clear tenancy contract should set out:
- The rent, the number of cheques and their dates.
- The security deposit.
- Who pays for maintenance, utilities and any service or cooling charges.
- The length of the lease and the notice needed to end or renew it.
04. Register on Ejari
Register the tenancy on Ejari. It records the contract officially and underpins the rules on rent increases and notice for both sides.
05. Hand over properly
- Prepare a condition report with dated photos of the property.
- Record meter readings and keys handed over.
- Both sides should sign and keep a copy.
06. Keep good records
Store the contract, Ejari certificate, receipts, cheques and any written notices. If there is a dispute, good records are your strongest protection.
