Property Management in Dubai: What to Expect in 2026
What a property manager does, what it costs and how to choose one.

A property manager looks after your rental so you do not have to. If you live abroad or own more than one unit, it can make ownership much easier.
01. What a manager can do
- Find and screen tenants and prepare the contract.
- Register the tenancy on Ejari.
- Collect rent and deposit cheques.
- Arrange maintenance and repairs.
- Inspect the property and report to you.
- Handle renewals and, when needed, the notice process.
The exact service depends on the agreement you sign, so read the scope carefully.
02. What it costs
Management is usually charged as a percentage of the annual rent, with extra fees for tenant search or major projects. Rates vary between companies, so ask for the full fee list in writing, including what is charged for maintenance and who approves expenses.
03. Costs you still pay
Even with a manager, you remain responsible for service charges, major repairs and insurance. Keep a maintenance budget so repairs do not delay a letting.
04. How to choose a manager
- Ask how many properties they manage and in which communities.
- Check how quickly they respond and how they report to you.
- Read the contract for fees, termination and who pays for what.
- Ask for references from other owners.
05. Questions to ask
- How do you screen tenants?
- What is your process for emergency repairs?
- How often will I receive statements, and how are funds transferred to me?
06. Keep control of the important decisions
You decide the rent level, the tenant and any large repair. A good manager advises and handles the details.
